Real estate-mixed use

Capitol Heights, Nagpur: Spread over 9 acres of prime land in the heart of Nagpur, mixed-use project Capitol Heights offers unparalleled standards of luxury with innovative amenities. It boasts of a unique landscaping scheme to create an urban oasis with a 100 percent vehicle-free podium.

TRIL Commercial Centre, Bengaluru: TRIL will be developing one of its flagship projects, an integrated mixed-use development project spread over 1.7 million sq ft in Bengaluru. The project envisages the development of ‘Grade A’ commercial office space, high street retail and premium residential apartments. The total investment in the project would be approximately Rs900 crore.

IT/ITES

TRIL IT4: A green field IT park of Peepul Tree Properties, which TRIL and TRIF Realty Projects (Mauritius) acquired in 2011, TRIL IT4 is a fully developed 24x7 facility, comprising 780,000 sq ft of leasable space built on a cold shell basis.

Ramanujan IT SEZ, Chennai: Spread over 25.27 acres, Ramanujan IT City is strategically located at the heart of Chennai’s southern business district at Taramani — the gateway to the city’s rapidly developing IT corridor. Designed by world-renowned US architects SOM, Skidmore Owings & Merrill, and constructed by Leighton of Australia, Ramanujan IT City is being developed in a phased manner. Pre-certified as per LEED gold guidelines, it also has a professional property and facility management process certified with quality management systems (ISO 9001 2008), environment management systems (ISO 14001 2004), occupational health and safety assessment series (OHSAS18001 2007) and energy management systems (ISO 5000 2011) certifications.

Retail
Trilium, Amritsar: It is one of the largest malls in Punjab. The architectural design for the project has been developed by RTKL of USA and is LEED-compliant and earthquake-resistant.
Urban living
Tritvam, Kochi: A premium luxury residential apartment development on Marine Drive, Kochi. Developed by internationally renowned architect Woods Bagot of Australia, construction partner Leighton Welspun Contractors and globally acclaimed landscape designer Made Wijaya, Tritvam has been awarded a 7-star rating by CARE.
Program management

TCS Sahyadri Park, Pune: TRIL, in the role of program manager for TCS, is developing Sahyadri Park, a ‘build-to-suit’ IT SEZ campus at Hinjewadi, Pune. The project architecture has been planned by Frank Glynn. The development is spread over 48 acres with a construction area of 3.1 million sq ft for about 23,000 seats. There are plans to for IGBC gold rating LEED certification.

TCS Garimapark, Gandhinagar: TCS Garimapark, the second of TCS IT SEZ project development by TRIL, at Gandhi Nagar, Ahmedabad, is a ‘build-to-suit’ development project with a construction area of 1.65 million sq ft on a 25.5-acre plot of land for about 10,000 seats. The project has been developed with standards meeting IGBC gold rating for LEED certification.

TCS Rajarhat, Kolkata: This is the third IT SEZ ‘build-to-suit’ project development for TCS by TRIL as program manager, at Rajarhat, Kolkata. The project has been planned by Cannon Design, as principal architect. This development will have a construction area of 2.25 million sq ft on a 40-acre plot of land for over 16,000 seats. The project is being developed with standards meeting IGBC gold rating for LEED certification.

TCS Mihan, Nagpur: The proposed campus for TCS, spread across 52 acres of land at MADC’s Mihan SEZ, is the fourth SEZ development project of TCS where TRIL is involved as a complete program manager. The project is designed by renowned architect Hafeez Contractor, and comprises approximately 10 lakh sq ft of development for 8,900 IT and BPO associates. The project is also designed for IGBC gold rating.

TCS IT campus, Indore: The fifth of the projects being developed for TCS comprises approximately 10,000 seats covering approximately 11 lakh sq ft in Phase 1. The campus is spread across a 100-acre plot and is the first major project built to suit IT/ITES campus development in Indore, Madhya Pradesh. The project is also one of the few selected in India under the Swiss-BEEP partnership programme for integrating energy efficiency concepts in design.

Hospitality
TRIL has entered into development advisory agreements with the Taj Group of Hotels to provide program management services for its greenfield projects. The initial projects under this agreement will be in Amritsar, New Delhi, Bengaluru and Nasik. Under this agreement, it is envisaged that TRIL will serve as the owners’ representative for the design and construction management of greenfield developments of Indian Hotels and its associate companies.
Portfolio projects
In line with TRIL’s strategy of developing rent-yielding assets, TRIL Hospitality is planning to develop a portfolio of hospitality projects. The portfolio will be spread across mid-scale and up-scale hotel segments in key micro markets: Vivanta Serviced Apartments, Gurgaon; Vivanta, Havelock Island, Andamans; and Gateway Sriperumbudur.
Trombay rehabilitation
TRIL is the advisor and PMC to Tata Power for a 3.8 acre re-development project at Trombay.
Infrastructure
Highways, expressways and bridges: Pune-Solapur Expressways (PSEPL), a special purpose vehicle formed by the consortium of TRIL Roads and Autostrade Indian Infrastructure Development, is implementing and operating a project involving four-laning of the existing two-lane Pune-Solapur section of NH-9 from 40.00 to 144.40 km, and construction of bypasses in Maharashtra (total length, 110km) on a design, build, finance, operate and transfer basis.
Airports
Tata Steel, jointly with TRIL, is developing a greenfield airport at Jamshedpur to make it a long-term commercial asset with a steady revenue stream. TRIL is in the process of evaluating opportunities for the development of upcoming greenfield and brownfield airports in India.
Special economic zones
TRIL is in the process of evaluating the development of a multi-product SEZ in Orissa.

 
TRIL is an advisor to an offshore fund — Tata Realty Initiatives Fund (TRIF - 1) — with a corpus of US$750 million (including a contribution from Tata Sons) for the development of real estate projects.
